Roosevelt Development Group Continued

Follow up: The Roosevelt Zoning Committee met at Roosevelt High School; Jim O'Halloran presiding.  One project discussed was the north half of the block bounded by NE66th on the north and by 12th Ave NE on the west. This development will consist of about 50 units of rental housing and it was reported that at least some of the units would be affordable to people with teacher level incomes.

The next 1 ½ hours of discussion concerned state and local zoning with reference to the RDG and Sisley owned land. Jim explained a little about TOD's and TOC's, and what the Transit Oriented Development and Transit Oriented Communities might mean to density issues in the area. The TOC Bill calls for a density average of 50 units per acre.

Back in the days before 2006 while the Roosevelt Neighborhood  Alliance was planning for growth and  rezoning, the description of the area was that of an "Urban Village" while Northgate and University Village were to be "Urban Centers." The indication was that these designations are lost on the state definitions of a TOC, and that higher and broader density in the area may be demanded.

The Roosevelt Transit Station is to be located north of 65th Street on 12th Ave NE. Originally, a one quarter mile radius from the station could expect a substantial up-zoning to increase density, and therefore ridership near a mass transit station. Now that has been expanded to a one half mile radius, a circle that reaches well into Ravenna Park on the southeast and beyond I-5 into Greenlake on the west.  Several residents of Ravenna were in attendance and indicated concerns that the future threatened established neighborhoods and the suggestion was made that the neighborhoods start getting together and let their voices be heard.

Upcoming meetings include the following. It's important for the neighborhoods to be well represented if we hope to retain the character of this area and still find a way to allow for growth.

Roosevelt Development Group Meeting      Wed. January 21, 7pm Calvary Church

This is a meeting where the developer of the Sisley properties has promised to

reveal the plans for the development, hopefully to include density and height requirements.

Roosevelt Neighborhood Association      Sat. January 31, tentatively 9AM

At this meeting there will be representatives from the city to talk to neighbors. It is not a meeting specifically about the Sisley properties, but about the neighborhood  in general. Ravenna neighbors are invited as well as other surround neighbors.  The city will have a Transportation Table, Environment Table, Land Use Table and Human Development Table, and possibly others.

Roosevelt Neighborhood Association Land Use Committee Meeting Tues Feb 10 7pm Roosevelt HS

This is a regular committee meeting but will discuss Sisley Property Plans

Area resident input is welcome.

Tentative Meeting Roosevelt Development Group  Feb 16, 7pm ????

Hopefully a meeting which includes Sally Clark from the City Council, not finalized.

The application for the Sisley Properties Development will be submitted soon after this meeting.
