Seller Preparation

As we move into the second decade of the 21st century the trend in real estate ownership seems to be shifting. The news media has released, in the past few weeks, government interest in doing less to promote home ownership, and more to enhance the concept of renting. The underlying theme seemed to me to be that because profit from home ownership was in negative values for those who bought between 2006 and 2009, maybe the government shouldn’t be extolling the virtues of such enterprise.

There are also economists and financial advisers who input data into algorithms and and expound on the dollar difference between owning and renting. Everyone seems to have their own axe to grind and a method to prove how so very correct they and their data are.

All of this leads us to your situation. You own a house and you want to sell it. Preparing it for sale properly is the most important thing you can do to insure a timely sale at the highest possible price in your market area.

The following posts are designed to lead you through that preparation in an orderly manner. Some homes can be completely readied for marketing in a week and some will take months. It all depends on how diligent you’ve been during your term of ownership.

Don’t expect your realtor to be able to work magic. He will be busy preparing advertising, pulling title, checking on what comparables are selling for, and watching the current inventory to see what the competition is doing. When the home is prepared and the realtor goes to work, the house will show beautifully and the buyers will be there.
